Individual
Real Estate Representation
Forsyth,
Howe, O'Dwyer, Kalb & Murphy, PC prides itself on providing
excellent legal service to individuals as well as to other
legal entities in connection with the purchase and sale of
real estate in New York State. In New York, unlike many other
states, it is common for each of the parties in the real estate
transaction to be represented by counsel, including the seller
and buyer as well as the lender. Experienced counsel should
assist with the negotiation and approval of the real estate
purchase contract and should be involved in all phases of
the transaction. We believe that for one of the largest transactions
most individuals ever undertake that it is essential to chose
legal counsel who will dedicate themselves to representing
the client to the fullest and who will be available to the
client at any time. For such a major transaction we question
the wisdom in choosing as real estate counsel those who advertise
that they feature the lowest fee in town.
In
connection with the purchase and sale of New York real estate,
an individual should have access to an attorney at all stages
in the process, especially at or before contract negotiation,
and at the closing. While the firm does utilize the services
of experienced paralegal staff to provide assistance to its
attorneys in connection with the many "paperwork"
steps involved in a real estate closing, access to an attorney
at any time is always available. In addition, only attorneys
examine title and attend the closing.
Some
of the steps and costs associated with a real estate closing
in New York after the signing of the contract are explained
in the memorandum that can be accessed through this web page.
What
happens after the contract is finalized?
