Forsyth,
Howe, O'Dwyer, Kalb & Murphy, PC is a title agent for
three of the largest title insurance underwriters, Ticor Title Insurance Company /
Chicago Title Insurance Company / Land America / Lawyer's Title Insurance
Corporation and First American Title Insurance Company. The
firm provides title agent services throughout New York State,
as well as throughout Pennsylvania and Florida. In addition,
through its contacts with these major title underwriters,
the firm can serve as one source for lenders in connection
with multi-state title insurance and closing requirements.
In this regard, the firm will provide or coordinate all title
insurance orders, assist the lender with the cure of title
defects by serving as the lender's interface with the local
title insurance agent and by providing the lender with a title
insurance overlay document which will advise the lender in
simple terms of the curative steps needed to obtain a clean
title insurance policy, schedule closings at locations convenient
to the borrower, disburse funds, and provide post closing
follow up relative to the return of the closing file and the
provision of the lender's final title insurance policy.
VALUE
ADDED TITLE OVERLAY
The
title insurance overlay document provided to the lender with
the title commitment further assists loan processors and underwriters
with a brief summary in simple terms as to what the title
insurance company needs to clear title defects. This document,
together with the assistance of our staff in working with
the title insurance agent, will shorten the time needed to
schedule files for closing and will also help to eliminate
files that do not close because of missing or incorrect title
curatives.
